When should I get a damp and timber survey done?

What does the survey actually check for?
We check for rising damp, penetrating damp, condensation, and timber defects including dry rot, wet rot and woodworm, using moisture meters and a visual inspection of accessible areas such as the roof void, skirting and any suspended floors. Everything found is recorded in a written report.
Do I need a survey if my Derry property already has a mortgage valuation?
A standard mortgage valuation is not the same as a specialist damp and timber survey, it is a much more limited check for lending purposes. A dedicated survey goes into far more detail and is worth having, particularly on older solid wall properties around the city centre.
How long does a typical survey take on site?
Most domestic surveys take a couple of hours depending on the size of the property and how much needs checking, with loft, floor and problem areas all inspected as part of that. You will get a written report following the visit rather than a verbal summary alone.

Yes, where issues are identified we set out what work we would recommend and provide a written quote for it, so you have both the diagnosis and the likely cost in one place. There is no obligation to proceed with us on any recommended work.
